The service includes the realization of supervision and taking the necessary care of your real estate, paying taxes and fees, according to the decrees of the acting legislation. Because Bulgarian law does not allow the possession of land by foreign citizens, most of the investors buy real estate through their own companies registered in the country. The ownership of a company is a serious step and the investors must pay the necessary attention to the requirements of local legislation, particularly the tax laws, whose strict observation is being followed by the tax organs. In the cases when the company is solely registered to acquire ownership, and not for trade purposes, it is also a subject of control and inspection on the part of tax officials.

Each company (including the not acting ones) is obligated to prepare an annual report of its activity throughout the past financial year and submit it to the local tax authorities. The minimum extent of the fines for an untimely deposition of the annual tax declaration is 2 000 leva (around 1 000 Euro).

For companies which do not maintain an activity (registered solely to acquire a real estate), the fee is 200 Euro annually, which covers the drawing up of the annual tax report by an accountant and its submission to the local tax authority.

If your company is acting, the fee is being paid monthly and is a subject of additional negotiations depending on the volume of work.
